Permitted Development
 Even if your extension falls under Permitted Development (meaning it doesn't require Planning Permission), obtaining a Lawful Development Certificate is advisable.

This certificate serves as official confirmation from your Local Authority that your extension can be built without Planning Permission and complies with all regulations. Moreover, having a Lawful Development Certificate proves beneficial when selling your property in the future.
Why do I need a location or site plan?
The most common reason for planning applications being rejected by councils is that the accompanying plans are invalid.

For most planning applications, a location plan depicting the proposal within its surrounding context, alongside a site plan (often referred to as a block plan), detailing the development with greater precision, is required. This site plan must encompass neighboring roads and buildings on adjacent land to the application site.

 
Are you able to review structural condition/damage at my property?
No. If you require a structural survey (to assess condition/damage) for your property, we would recommend contacting a local structural surveyor.
Are we the same as an architect?
Although we're not architects, we specialise in architectural drafting. The drawings we provide will match the quality you expect but come at a significantly reduced price.

Opting for an architectural draftsman is a cost-effective alternative for preparing planning drawings. Compared to architects, draftsmen offer services at a fraction of the cost, making them a popular choice for projects like domestic extensions, loft conversions, and minor renovations, including wall removal
Do I even need planning permission?
Maybe not, it depends on the size of your project and where you live.

Fees
Each project is bespoke, so please get in touch so we can give you a bespoke quote.

We request an initial deposit of 50%, with the remaining balance due upon completion and your satisfaction with the plans.

Should you need us to handle plan submissions on your behalf, there will be an additional Local Authority Fee, along with supplementary charges for extra plans and forms. However, these will be clearly outlined in your quotation
